The Landlord will pay a setting up charge equivalent to 50% percent of first months rent, payable once the property is let and a tenancy being in force.
All legal certificates gas, electric, EPCs are going to be the responsibility of the landlord unless otherwise instructed by the landlord in writing.
The Agent shall be responsible to collect and forward all monies to the landlord within Five Working Days following the commencement of tenancy.
The Agent operates a No Let - No Fee Policy therefore if no tenant is found charges shall not apply to the landlord furthermore if the agent has incurred charges to carry out health and safety checks with the landlord's permission the landlord agrees to pay for these charges within five working days.
The Landlord agrees to indemnify the agent against all losses, damages and breakages as The Landlord will be responsible to carry out all day to day management, maintenance and up keep of the said dwelling, furthermore the landlord accepts responsibility to return the damages deposit to the tenants at the end of the said tenancy and provide an emergency contact telephone number to the tenants during tenancy, and agrees to adhere to the Law of Landlord and Tenant and in accordance to the Housing Act 1996 as amended.
Furthermore the landlord accepts full responsibility to check and maintain the landlords gas appliances in line with the gas safety act and maintain and check all electrics.
